With the economy still in a wicked mess, reports are that the latest trend in homebuying is not buying. Renters are on the rise. But are they? Real estate source Inman reported in January that it is cheaper to buy in the majority of the country’s larger cities. Keith Jurow reported last year on World Property Channel that a Harris Interactive survey found renting a better option. So which is it? We asked locals in the industry how the trends are swaying the Dallas housing market and the frustrations behind them.

The trend has affected my business significantly. The firm I recently moved to seems to be more in tune with today’s market. Their streamlined, online process requires less paperwork which makes it better for the client, a much quicker turn around for me and better for the environment.

Leasing does move property these days, and I am just glad the industry moves in some fashion whether it’s leasing or selling.

I do think the trend has affected us locally somewhat, but not nearly as severely as in most other areas. I still feel good about the Dallas market.  I know Realtors in other areas that can’t say the same.

Buyers are decreasing to some degree. Even with low interest rates, I’ve had a lot of buyers come to me and then disappear.

As an active and producing Realtor also working in property management, I’d say the rental trend has picked up significantly, but that doesn’t mean it’s been ideal for property renters/owners or for the multi-family industry. The rental market has been stable but faces some challenges based on broken leases due to financial hardship or unemployment. Many are playing it safe by downsizing or combining rental homes based on economic conditions, being fearful of keeping their jobs and saving for the future.
Today is a buyer’s market and an ideal time to get out of the rent race. The downfall to the buyer’s market that I have seen personally is buyers and investors taking advantage of desperate people in today’s markets, possibly causing detriment to individuals or families in their time of need but also bringing down values in those areas making it harder for others to sell.

The trend of leasing over buying has changed the way I preview properties in my area. Leasing is so hot now, I’ve looked at rentals and try to know the different apartment communities close by. Now I am much faster to respond to leasing needs.

I process far more leases to build my future list of clients. I try to educate and prepare them for the buying process down the road. Using a Realtor to find the perfect place to lease makes a lot of sense for those wanting to buy in the future but also for those who don’t really want to do the legwork.

I recently represented a seller who could not sell his property for the amount he was hoping for. Finding qualified buyers in his market and price range wasn’t easy. Another Realtor’s client was interested in leasing the property so

I had to have that conversation with my seller. The seller decided to go with the lease. While sales are still going strong, leasing has increased. While this really is the time to buy, I think all the media attention scares buyers. Potential buyers need to know that the market is stable here and we are one of the cities leading the nation in sales right now.  Go buy a house now or pay more for it later both in price and interest rates.

Although the economy has definitely affected us here, it is worse in other areas of the country. Dallas continues to grow and so I feel the trend’s impact on Dallas has been positive.

My company is a fully licensed real estate brokerage company and we handle all residential and commercial real estate transactions yet, our primary business is apartment locating. We want to maintain focus on renters, but we’ve created strategic partnerships with other real estate companies and have a referral program with them. We work closely with our clients to help with all of their real estate needs.

For homes that have reasonable mortgages there is good news. In Dallas, the rental market has significantly gone up, especially from 2010 to present to a  94-97 percent occupancy rate.

Buyers become renters for two reasons: First, they are able to get a nicer home for a lower monthly payment. And second, it doesn’t make sense to buy unless you’re planning to stay. However, buyers are increasing, oddly enough. MetroTex Association of Realtors reported that last August 2010 there were 1,223 properties sold and this August 2011 there were 1,485.

It’s a landlords’ market. Rents are at a premium and good ones go fast. When I show my clients rentals, they want to think about it, I encourage them to act quickly, because the unit is gone within a day or two. Why should homeowners take a loss on waiting for a qualified buyer, when they can rent quickly and hold out for the market to improve?

‘¡Gaytino!’ tonight at Latino Cultural Center

Growing up gay and Latino can be a tough hand to play. In a culture that revels in religion and machismo — hell, the word “machismo” is Latino — coming out poses pitfalls.

But Dan Guerrero lucked out. With some artsy upbringing by a musician dad and a not-so-practicing Catholic background, Guerrero’s closet was easy to open. In fact, it was harder for him just to be Hispanic.

“Los Angeles never made me feel like I was good enough,” he says. “I fell in love with musicals in junior high. I wanted to hear Julie Andrews in Camelot! Who gives a rat’s ass about mariachi?”

His dad might have given one. He was famed musician Lala Guerrero, the father of Chicano music who popularized the Pachuco sound in the 1940s (the beats most associated with Zoot suits and swing dancing).

“The main reason I did the show is, I wanted to know more about my dad and my best friend. I was already fabulous,” he laughs. “So I don’t think of this as my story. I wanted to embrace his legacy and celebrate him and our lives, but also tell of being a born-again Hispanic.”

While Guerrero appreciated his father’s legacy, he established his own identity by moving to New York to become an actor. That didn’t work out so much, but becoming an agent did.

“It was kind of by accident, but I ended up being an agent for 15 years,” he says. “I got into producing and I loved it.”

Although he stepped away from performing, Guerrero finds himself back onstage Friday and Saturday at the Latino Cultural Center with ¡Gaytino! The autobiographical one-man show is part comedy, part cabaret, with Guerrero recounting in lyrics and punch lines his experiences growing up gay and Latino, life with father … and having to rediscover his roots after moving back to L.A.

In L.A., Guerrero rediscovered his heritage. While still working in entertainment, he noticed a lack of Latinos behind the scenes. He started a column in Dramalogue to change that, interviewing actors like Jimmy Smits and Salma Hayek and producing shows that spoke to Latin audiences.

And then came ¡Gaytino!

“Well, the word itself hit me first so I trademarked it. Then it was madness as I set about writing it,” he says.

When the show debuted in 2005, Guerrero hadn’t performed in 35 years. He was a different man, no longer a young buck with nothing to lose and untarnished optimism. He was a behind-the-scenes producer and casting agent. He was — gasp! — older.

“I remember thinking, ‘What am I gonna do? What if I forget my lines?’ I’m an old codger,” he says. “But I got onstage and it was like I had did it the day before. Performing is just part of who I am.”

With his successful day job (he once repped a young Sarah Jessica Parker), a healthy relationship (32 years this November) and irons in many other fires, why bother with the daunting task of writing a show and carrying it alone?

“It still feels like I’m breaking into show business. At least when you’ve been around as long as I have, you can get the main cheese by phone,” he answers. “But really, I had something I wanted to say and I love doing it. I’ve been lucky to stay in the game this long but it’s not by accident; it’s all been by design.”

What he loves isn’t just doing his show, but how it pushes positive gay Latino images. He’s dedicated this chapter in his life to that. Guerrero now feels parental toward the younger generation — maybe because he has no children of his own.

“I do feel a responsibility and not just to younger people, but to all,” he says. “For ¡Gaytino!, I first want them entertained, but I hope audiences will leave more educated about some Chicano culture and history and Gaytino history.”

QUEER CLIP: ‘BEGINNERS’

Beginners is such a dreadfully forgettable and generic title for what is the year’s most engaging and heartfelt comedy, you feel like boycotting a review until the distributor gives it a title it deserves.

Certainly the movie itself — a quirky, humane and fantastical reverie about the nature of love and family, with Ewan McGregor as a doleful graphic artist who, six months after his mother dies, learns his 75-year-old dad (Christopher Plummer) is gay and wants to date — charts its own course (defiantly, respectfully, beautifully), navigating the minefield of relationships from lovers to parent/child with simple emotions. It’s not a movie that would presume to answer the Big Questions (when do you know you’ve met the right one? And if they aren’t, how much does that matter anyway?); it’s comfortable observing that we’re all in the same boat, and doing our best is good enough.

McGregor’s placid befuddlement over how he should react to things around him — both his father’s coming out and a flighty but delightful French actress (Melanie Laurent) who tries to pull him out of his shell — is one of the most understated and soulful performances of his career. (His relationship with Arthur, his father’s quasi-psychic Jack Russell, is winsome and winning without veering into Turner & Hooch idiocy.) But Plummer owns the film.

Plummer, best known for his blustery, villainous characters (even the heroic ones, like Capt. Von Trapp and Mike Wallace), exudes an aura of wonder and discovery as the septuagenarian with the hot younger boyfriend (Goran Visnjic, both exasperating as cuddly). As he learns about house music at a time when his contemporaries crave Lawrence Welk, you’re wowed by how the performance seethes with the lifeforce of someone coming out and into his own. His energy is almost shaming.

Writer/director Mike Mills’ semi-autobiographical film suffers only being underlit and over too quickly. It wouldn’t be a bad thing to spend more time with these folks.

Great Spaces: Conditioner love

Yes, you can have a cold house without the big bills — and that’s not hot air

Perhaps the one thing we loathe the most besides triple digit temps in summer is that dreaded electric bill. The air conditioner is a must for summer in Texas, but the wallet sure takes a beating. One local expert recommends these simple tips to help you keep your cool and some green.

Todd Ylen of TNS Mechanical in Arlington said that only half the air conditioning complaints his company receives could be traced to the main unit. The first thing he checks is the overall cleanliness of what he calls “the guts.” He recommends a professional cleaning with caustic chemicals.

“It should be done professionally,” he says, “The chemicals won’t hurt the plants but it can melt the rubber off your sneakers.”

During the season, he said, don’t be afraid to wash the unit with a hose, but not a pressure washer. A garden hose will not damage an outdoor air conditioning system. They’re made to withstand gale-force winds.

Keep grass and weeds off outdoor condensers. They clog the system and decrease efficiency.

Next, Ylen said he checks the house.

“How efficient is the ductwork?” he says. “How efficient is your house?”

The outer lining of much of the ductwork installed in the 1980s has deteriorated. Squirrels, raccoons and other animals that get into the attic can cause a tremendous amount of damage to the ducts as well.

Cold air will blow in the attic but never reach the living areas of the house if the ducts are torn or worn. He recommends modern, high-insulated ductwork.

Next, he suggests an energy audit company to check for leaks around doors and windows.

“Seal the house,” he says. It pays off in lower energy bills quickly.

And ventilate, he said. Ylen called the old whirlybirds on most roofs worthless.

He recommends solar-powered, fan-driven ventilators. A year ago, he said, they were $1,800. Today they sell for $400, an amount that will pay for itself in one season. He calls it an upfront investment that continues to pay off by lowering electric bills on air conditioning and never costing a cent to operate.

Filters should be changed monthly. Dirty filters prevent the system from drawing air easily, making it work harder and use more energy.
Programmable thermostats are also useful in keeping the system from cooling the house when not needed.

Ylen calls radiant barriers ineffective with a 50-year payback, but insulation very useful.

“A preventive maintenance program is crucial,” he says. He sums up his energy-saving tips to all homeowners — insulate, ventilate and stop air leaks.

It’s official: For GOP hopefuls, making life harder for LGBTs will remain a primary goal

Fischer-PawlentyHaley Barbour loves his gay marriage ban. Mike Huckabee loves most all gay marriage bans. And now a third potential 2012 presidential candidate on the GOP side, former Minnesota Gov. Tim Pawlenty, tells the American Family Association’s Bryan Fischer that he’s itching to keep/reinstate a ban on open military service for gay soldiers:

Pawlenty: Bryan (Fischer), I have been a public and repeat supporter of maintaining Don’t Ask, Don’t Tell. There’s a lot of reasons for that, but if you look at how the combat commanders and the combat units feel about it, the results of those kinds of surveys were different than the ones that were mostly reported in the newspaper and that is something I think we need to pay attention to. But I have been a public supporter of maintaining Don’t Ask, Don’t Tell and I would support reinstating it as well.

If Elected President, Pawlenty Tells Fischer He’ll Reinstate Don’t Ask, Don’t Tell [Right Wing Watch]

Ya know, I knew when I woke up this morning that I felt my sense of being able to breathe easily in my country subside just a bit. I thought I was coming down with something. Should’ve known it was just GOP primary season heating up.

Though we do should all give Mr. Pawlenty a compliment in terms of where he chose to make this statement. Because if one is going to support something as out-of-touch with the public as the reinstatement of Don’t Ask Don’t Tell, then it certainly makes sense to say it to a man who’s contributed things like this to the discourse:

“homosexuals in the military gave us…six million dead Jews

“homosexuals should be disqualified from public office

Called on Christian conservatives to breed gays and progressives out of existence,

Called gay sex a “form of domestic terrorism

Said only gays were savage enough for Hitler

Compared gays to heroin abusers

Directly compared laws against gay soldiers to those that apply to bank robbers

Invoked a Biblical story about stabbing “sexually immoral” people with spears, saying we need this kind of action in modern day

Spoke out against gays serving as public school teachers

Questioned why Medals of Honor are given to people who save lives (rather than take lives)

Said that open service will “assign the United States to the scrap heap of history”

Blamed gay activists for dead gay kids, saying that: “If we want to see fewer students commit suicide, we want fewer homosexual students.”

Kinder and gentler bigotry: Gates makes it little bit harder to discharge gays

I’m sorry, but either we are a threat to morale and cohesion or we’re not. But for Secretary Gates to claim that there will be “enormous consequences” if we let gays serve before his little study is done, and then say that he’s making it harder to kick gays out, would seem rather contradictory. Either it’s a problem having us there or it’s not. But Gates can’t play the game of testifying that we’re not a problem, then telling the court we are, and now once again suggesting we’re not (so more of us can stay, but not everyone!)

This is supposed to appease you. But I fear it’s too little too late. New DADT discharges aren’t what’s driving the community’s anger on this issue – not anymore. The discharges have already slowed down during Obama’s term, it didn’t defuse a thing. People aren’t pissed that too many gay service members are being kicked out, they’re pissed that the promises are not being kept, period. I don’t think this change will help calm things down one bit.
