This week’s takeaways: Life+Style

Dallas Pride Weekend is just around the corner, but the week leading up to it is jam-packed with events.

It’s the first weekend after Labor Day, which means theaters are churning out openings. Among the shows you can see this week: Rent at Theatre Arlington, The Second City Does Dallas at the Dallas Theater Center, the sexually complex Or, from Echo Theatre (at the Bath House, pictured above), War Horse at the Winspear as part of the Lexus Broadway Series and an entire selection of short plays courtesy of Uptown Players’ second annual Pride Performing Arts Festival. But we gotta say, the show we’re kinda most looking forward to this weekend is The Most Happy Fella at Lyric Stage. The rarely performed Frank Loesser musical (which immortalized our town in the song “Big D”) gets the fully orchestrated treatment courtesy of musical director Jay Dias, whom we profiled last month. Lyric only does two weekends of shows; it’s too bad, because they usually do a fantastic job. Cheryl Denson directs, too!

It’s not just theater, though, that takes to the stage. Drag diva Coco Peru performs her show at the Rose Room starting Thursday, unofficially launching Pride in Dallas. Best of all? And you can also see an actual theater — not something performed on its stages — by taking one of the behind-the-scenes architectural tours of the new City Performance Hall, which begins its gala weekend celebration on Thursday.

And if the Democratic National Convention only whetted your appetite for hearing gay people talked about on TV, tune into The New Normal on NBC at 8:30 p.m. on Tuesday, for the newest sitcom about gay life that could very well be the next Will & Grace … only this time, it looks more like Will & Jack.

Idina Menzel to perform at Fair Park in June

OK, we’ve been here before but I’ll take it this it’s true: Idina Menzel will be appearing in Dallas.

This isn’t the first time she was scheduled. Menzel, who won a Tony Award for Wicked, was supposed to perform her show at Fair Park Music Hall last fall, but the shooting schedule for Glee forced her to postpone. She’s now set to bring it to the Park on June 13 — just in time, we don’t mind noting, for National Pride.

Like all gay men, we love Idina, because she (a) starred in Rent; (b) starred in Wicked, (c) appears on Glee and most of all (d) married Taye Diggs. That’s basically the life and career I’d like to have. Tickets for the show go on say Friday at 10 a.m. at Ticketmaster. Please don’t disappoint us, Idina! And if Taye wants to sit with me, well, I won’t complain. And if you don’t already know why you should love her, check this out:

With the economy still in a wicked mess, reports are that the latest trend in homebuying is not buying. Renters are on the rise. But are they? Real estate source Inman reported in January that it is cheaper to buy in the majority of the country’s larger cities. Keith Jurow reported last year on World Property Channel that a Harris Interactive survey found renting a better option. So which is it? We asked locals in the industry how the trends are swaying the Dallas housing market and the frustrations behind them.

The trend has affected my business significantly. The firm I recently moved to seems to be more in tune with today’s market. Their streamlined, online process requires less paperwork which makes it better for the client, a much quicker turn around for me and better for the environment.

Leasing does move property these days, and I am just glad the industry moves in some fashion whether it’s leasing or selling.

I do think the trend has affected us locally somewhat, but not nearly as severely as in most other areas. I still feel good about the Dallas market.  I know Realtors in other areas that can’t say the same.

Buyers are decreasing to some degree. Even with low interest rates, I’ve had a lot of buyers come to me and then disappear.

As an active and producing Realtor also working in property management, I’d say the rental trend has picked up significantly, but that doesn’t mean it’s been ideal for property renters/owners or for the multi-family industry. The rental market has been stable but faces some challenges based on broken leases due to financial hardship or unemployment. Many are playing it safe by downsizing or combining rental homes based on economic conditions, being fearful of keeping their jobs and saving for the future.
Today is a buyer’s market and an ideal time to get out of the rent race. The downfall to the buyer’s market that I have seen personally is buyers and investors taking advantage of desperate people in today’s markets, possibly causing detriment to individuals or families in their time of need but also bringing down values in those areas making it harder for others to sell.

The trend of leasing over buying has changed the way I preview properties in my area. Leasing is so hot now, I’ve looked at rentals and try to know the different apartment communities close by. Now I am much faster to respond to leasing needs.

I process far more leases to build my future list of clients. I try to educate and prepare them for the buying process down the road. Using a Realtor to find the perfect place to lease makes a lot of sense for those wanting to buy in the future but also for those who don’t really want to do the legwork.

I recently represented a seller who could not sell his property for the amount he was hoping for. Finding qualified buyers in his market and price range wasn’t easy. Another Realtor’s client was interested in leasing the property so

I had to have that conversation with my seller. The seller decided to go with the lease. While sales are still going strong, leasing has increased. While this really is the time to buy, I think all the media attention scares buyers. Potential buyers need to know that the market is stable here and we are one of the cities leading the nation in sales right now.  Go buy a house now or pay more for it later both in price and interest rates.

Although the economy has definitely affected us here, it is worse in other areas of the country. Dallas continues to grow and so I feel the trend’s impact on Dallas has been positive.

My company is a fully licensed real estate brokerage company and we handle all residential and commercial real estate transactions yet, our primary business is apartment locating. We want to maintain focus on renters, but we’ve created strategic partnerships with other real estate companies and have a referral program with them. We work closely with our clients to help with all of their real estate needs.

For homes that have reasonable mortgages there is good news. In Dallas, the rental market has significantly gone up, especially from 2010 to present to a  94-97 percent occupancy rate.

Buyers become renters for two reasons: First, they are able to get a nicer home for a lower monthly payment. And second, it doesn’t make sense to buy unless you’re planning to stay. However, buyers are increasing, oddly enough. MetroTex Association of Realtors reported that last August 2010 there were 1,223 properties sold and this August 2011 there were 1,485.

It’s a landlords’ market. Rents are at a premium and good ones go fast. When I show my clients rentals, they want to think about it, I encourage them to act quickly, because the unit is gone within a day or two. Why should homeowners take a loss on waiting for a qualified buyer, when they can rent quickly and hold out for the market to improve?

The Daisy Polk Inn is every bit the grand dame that its namesake was. Built in 1904 and fully restored by 2002, the home was first owned by, who else, Daisy Polk — an “up and coming” star (according to the Dallas Press) of the Dallas opera scene who also taught at Hockaday School for Girls and passed away in 1980.

She lived at the Reagan Street address for 60 years. The gorgeous arts and crafts home now belongs to local pharmacist Wayne Falcone, who purchased the property in 1996. He lovingly restored it to its natural and historically correct beauty with the help of Dallas antiques expert and interior designer Gerald Tomlin.

Once the home was granted historical status and licensure to become a bed and breakfast, Falcone decided to open its doors to the public.

Guests can rent any one of the three rooms or the whole place if they prefer. Unlike typical B&Bs. Falcone turns over the keys to his guests, and they have the place to themselves until morning, when breakfast is served. And breakfast at the Daisy Polk Inn is no simple affair. From the china to the home-baked goodies, it is a lavish meal that guests won’t soon forget.

A little more than two years ago, most of America seemed to have written off New Orleans — it was destined to become a modern-day Atlantis, swallowed up by the sea and passed away into legend.

But the residents of the Crescent City would have none of that. They persevered, rehabilitating the city as quickly as possible and welcoming back tourists — especially gay tourists — with enthusiasm. (It helps that the French Quarter, the center of gay life, is above sea-level and was largely spared when the levees broke.)

Certainly bachelor revelers into great partying and easy hookups don’t have to find a reason to frequent the Big Easy other than Mardi Gras and Southern Decadence, but the city’s old antebellum charm makes it a romantic getaway for couples, too.

For exploring together, there’s the fabulous architecture, much of it spared from the hurricane: elaborate wrought iron, ethereal churches, sprawling plantations on the outskirts (including one, Houmas House, where “Hush, Hush Sweet Charlotte” was filmed).

Then there’s the food, an essential component whenever lovers get together. Creole and Cajun cuisine, from rich cream sauces to spices that can shoot steam from your ears, dominate, but the French influences extend all the way to the café au lait and beignets. And is there anything more romantic than a boat ride along the Mighty Mississip?

So yes, New Orleans is a great party town for solos, but we love to go there as pairs. After all, even couples know how to party.
